1. Preparation of Sale & Purchase Deed (AJB) – Drafted and signed before a licensed PPAT (Land Deed Official).
2. Verification of Ownership – Ensuring the seller’s name matches the land certificate and there are no disputes or encumbrances.
3. Tax Payment – Both buyer (BPHTB) and seller (PPh) must pay their respective land taxes.
4. Submission to Land Office (BPN) – The PPAT submits the deed and supporting documents for official registration.
5. Issuance of New Certificate – The land office transfers the title to the new owner.
